First home buyer deposits

Deposit amounts will vary based on whole package price and location. Calculations are based on a 98% loan with an interest rate of 3.69%. Interest rate is subject to change without notice.

Repayments are based on minimum cash amounts available.

Buyers must have 1-2% genuine savings and have six months rental history with a licensed real estate agent and be eligible for the Queensland Government’s $15,000 First Home Buyer Grant.

Must be a direct customer of Urbane Homes and does not apply to referral partner or 3rd party sales.

Government fees and legals are estimates only and will differ based on firm selected and land contract price.

Urbane Homes will pay your legal fees and government fees up to the value of $2,000. Buyers must have entered into an unconditional house and land contract with Urbane Homes and be eligible.

Pay your rent offer

Urbane Homes will pay your rent up to a value of $400 per week for 25 weeks (maximum value of $10,000).

You must be an eligible first home buyer, have entered into an unconditional house & land contract with Urbane Homes and supplied an official rental statement from a licensed property manager.

Must be a direct purchaser and does not apply to referral partner or 3rd party sales. This promotion does not apply where a holding deposit has been paid to Urbane Homes or a contract has been signed by a Buyer prior to 9:00am 1st of June, 2020.

This incentive is only eligible for one participant per contract. Where a participant is a multiple person participant (that is, where more than one person is noted as the buyer or purchaser on the contract of sale), the participant must nominate one person to collect and receive the incentive.

Urbane will make monthly payments of the buyers weekly rental repayments for 25 weeks (up to $10,000) into the buyer’s nominated bank account once the contracted house & land package reaches the site start stage of construction and the full deposit has been paid.

Weekly repayments

Weekly repayments based on the assumption of the customer having a 10% deposit on a $450,000 house and land package.  The weekly repayments are interest only repayments on a 30 year loan of $405,000 with an interest rate of 2.89%.

Headline Promotion: If a Buyer finds a comparable better value fixed price house and land package (‘Competing Home’) then Urbane Homes (‘Urbane’) will match it and reduce the price by $10,000 on the qualifying Urbane House and Land Package (‘Urbane Package’) *

The Offer: To be eligible for this offer a purchaser must submit the Competing Home with a full and complete house and land contract (including fixtures and fittings, house plans and all documentation required to comply with the Land Sales Act) along with any other reasonable information that Urbane requests, prior to signing a contract with Urbane. If the Competing Home is assessed by Urbane, with the assistance of a registered property valuer if required, as representing better value than the Urbane Package, then Urbane will reduce the contract price of the Urbane Package to $10,000 less than the Competing Home.

Terms & Conditions:

The application and assessment of a purchaser’s eligibility for the price reduction will be complete by Urbane’s market research team with the assistance of a registered valuer if required. In order to be considered for this promotion the following criteria must be met:

  • The proposed builder of the Competing Home must have a minimum of 200 QBCC build starts in QLD’ in the previous 12 months with at least a 10-year building licence.
  • The location of the Competing Home must be within a 2km radius of the Urbane Package, and also in a comparable location considering views, environmental issues and proximity to amenity and transport, etc.
  • The Competing Home must be publicly advertised, within 14 days of purchaser signing an EOI on the Urbane Package, on at the price entered into on the contract and must be an arm’s length sale.
  • The land for the Competing Home must be comparable in size and dimensions, regular in shape, flat and with no services or access issues.
  • The Competing Home house product must be:
    • comparable house size (must not be smaller internally or externally)
    • comparable quality of building materials, inclusions and finish quality, including reputable brands
    • A genuine all-inclusive fixed price house and land package and including at a minimum the same inclusions as the Urbane Package and include all rock, soil, piering, acoustic, wind loading and bushfire costs without exclusions or allowances.
  • The Competing Home must be for sale under a standard HIA and REIQ contract.

True Fixed Price Guarantee

Headline Promotion: If Urbane increases the price of the Urbane Package at any stage after the purchaser has entered into an Unconditional Contract, we will provide the house for free. *

The Offer: If there are any cost increases charged to the Purchaser during the building process not related (directly or indirectly) to items requested by the Purchaser, including but not limited to matters such as soil conditions, retaining walls, design issues, legislation changes, Urbane will cover these variation costs 100%. We are so serious about this commitment that if we do charge for a variation that you did not request, that we will provide the construction of the home for free.

Terms & Conditions:

  • Subject to terms and conditions and offered at Urbane’s sole discretion.
  • Variations: excludes any changes or variations completed by Urbane on the request of the client/purchaser or his/her/their associates. This includes associated works to complete a purchaser requested variation.
  • Timing: Only applies once the Buyer has signed a contract to purchase, the contract is unconditional, and the purchaser has paid all deposits and progress claims for the house and land components that are due and payable as and when they are due and payable.
  • Payment Mechanism: Urbane will make payments on behalf of the Buyer to the building contractor.

Job loss guarantee

Subject to terms and conditions, if the Buyer suffers a permanent loss of their primary source of employment (Hardship Event), the Buyer or the Seller may terminate the Contract by notice in writing to the other, in which case:

  1. the Contract will be at an end;
  2. neither party will have any further Claim against the other; and
  3. any deposit paid under the Contract will be refunded to the Buyer without deduction.

Hardship Event means the permanent loss by the Buyer of its primary source of employment provided that:

  1. the Buyer provides to the Seller an Employment Separation Certificate completed by the Buyer’s terminating employer in accordance with Centrelink guidelines.

Average weekly rent

Average weekly rent is an example only, yearly amounts are based on the average weekly rent x 1 or 5 years. Mortgage repayment is based on the $441,000 package price including the $15,000 first home owners grant, the buyer having 2-3% genuine savings, no stamp duty fees and the calculations based on a 97% loan. Yearly amounts are based on the average weekly rent x 1 or 5 years.

As a matter of law, all plans, designs, illustrations, photos, images or other similar material produced by Urbane Homes, whether in printed form or represented in actual homes are owned by Urbane Homes. Unauthorised use of these is prohibited, whether in whole or in part, unless expressly authorised by Urbane Homes. The most common way we authorise people to use our intellectual property is through signing a building contract with Urbane Homes.
